Northridge Association Dues

All property owners in Northridge Parkway are members of the Northridge Homeowner’s Association (HOA) and pay annual dues. Membership in the association is automatic and non-severable. Annual dues cover general neighborhood upkeep of association-owned common areas and are detailed below.


Northridge Association Dues Notice

If you have not paid yet the current dues plus late fees is now $343.00

The payment of the annual dues for Northridge Homeowners’ Association are due for the 2025 calendar year.

PLEASE NOTE: Dues to increase maintenance and responsibilities, the Northridge Association dues for this coming year is  $ 268.00

The dues deadline is January 1, 2025. Beginning February 1, 2025, a late fee of $15/month will be added. (NO Exceptions)

The dues are $268.00 per lot. If your home is on multiple lots, you need to pay for each lot.

Non-payment of dues for greater than 10 months will result in a lien placed on the property.

The dues cover some of the following expenses for the year

  • Lawn care for common, association-owned areas, i.e., green spaces. This includes mowing, fertilizer and weed control applications.
  • Maintenance, removal and replanting of trees within green spaces.
  • Maintenance of approximately 4.4 miles (7 km) of walking paths. (but no snow removal)
  • Maintenance of the four stormwater retention ponds and associated aeration pumps.
  • Property taxes on 22.5 acres association-owned, taxable land.
  • Maintenance of entrance signage and landscaping and also cul-de-sac island landscaping.
  • Liability and director and officer’s insurance for the association.
  • Administration, accounting and legal fees.
  • Miscellaneous fees as agreed upon by the governing body and membership.

New Electronic Payment Option

The HOA has set up an online payment portal for the payment of dues for those who would prefer the convenience of paying electronically rather than by check.
You have the option of paying by credit card or by bank transfer (a ~3% convenience fee will be added).

Selling your house – can dues be prorated?

We do not have a way to prorate annual HOA dues. And if you are selling your house, you need to pay the dues. The real estate companies require us to provide a notarized affidavit stating that the annual HOA dues have been paid in full for the current year. This affidavit is required about one to two weeks before you’re closing. You should pay the HOA dues as soon as possible to avoid any delay in your closing. Work with your realtor to see if you can be reimbursed for the HOA dues at closing. The HOA dues are due January 1st. If they are not paid before February 1st a late fee will be added.


Dues Increase Vote Results for 2022

The HOA volunteer board wishes to thank everyone who voted either in person or by using the online proxy voting. There will be an increase to annual dues to address expenses as outlined on the HOA web site.
The HOA covenants required a 66% or greater vote to increase the HOA dues. The final total percentage was 75.32%

Effective annual dues for 2023 from all residences will increase from $152.00 to $250.00.

As a volunteer board we will continue to list projects identified, prioritize, and plan a schedule to complete these projects.
